Why do I need Park Home Insurance

Park homes are not static caravans, nor are they bricks and mortar houses and so normal household or static/holiday caravan insurance policies won’t give you the cover you need.

Park homes are built to very specific standards but are more susceptible to damage than traditional houses and as they are normally located on a residential park, you need a tailored and specialist policy. Unlike static caravans and holiday lodges, many park home owners live in their property all year round.

Your policy should cover you for the usual causes of loss or damage including fire, flood, storm, theft and vandalism as well as accidental damage. In addition:

  • Park homes are increasingly expensive and built to last so make sure you have a policy with high sums insured and that offers unlimited new for old cover.
  • As your park home is your permanent residence make sure you have enough cover for your contents as well as cover for personal possessions and valuables, away from your home as well as in it.
  • Make sure the costs of replacing your park home are considered if it is written off. It can cost thousands of pounds to remove your old structure and replace with your new one so make sure the amount is high enough and included as standard.
  • Make sure you are covered for things like alternative accommodation should your park home become uninhabitable and site fees or rent you would be liable for during that period.
  • If this is your main residence you should have the option to add Legal Expenses and Home Emergency, two covers that are commonplace in household insurance.

Why do you have two levels of cover, Essentials and Extra?

We’ve created two levels of cover to help clients pick the park home insurance policy that is most suitable to them.

Our essentials product provides basic cover and is limited to lower sums insured whereas the Extra product has additional cover for things like Accidental Damage and Personal Possessions.

How can I get a copy of my policy documents?

What is “New for Old” cover?

If you insure your park home with Compass on a new for old basis, your park home will be replaced* with the most recent, brand-new model (or an equivalent) following a total loss.

Similarly, if you were to make a claim for an irreparably broken window, you could expect a brand-new replacement window.

*It is important to note that this is Sums Insured dependent. Click here for more details on how to accurately calculate your Sums Insured.

Are my contents automatically covered under my Compass policy?

No. Your contents will not be insured under your Compass policy unless you specifically request cover for them.

Is my decking/steps/hot tub/shed etc covered under my Compass policy?

Yes. Under a Compass policy, these additional structures are included within the definition of ‘Structures’. However don’t forget to add them to your Structures Sums Insured amount, otherwise you could end up being underinsured.

I have some high value contents, are they covered?

We can cover high value individual items under the Personal Possessions section of the policy, we ask that you specify them and give us the item description and replacement value during your quote or renewal process, or if you add them during your policy mid term.

Are Legal Expenses and Home Emergency automatically included?

We offer Legal Expenses and Home Emergency as optional areas of cover on both our Essentials and Extra products and they are not included automatically as standard.

You can select them as part of your quote or renewal process either online or when you talk to us about your policy on the phone.

Why don’t you offer blanket sums insured (up to a set amount) like some insurers.

Our product and cover are based on set amount you insure for, we use this (along with other factors) to assess the premium we charge. We don’t believe in charging you for cover you don’t need and so with Compass you only pay for the sums insured you need to replace your park home.

What does “Sums Insured” mean?

Your “Sums Insured” is the total amount of money you’re insured for. On a Compass policy:

  • Your Structures Sums Insured is the total amount that your park home (and associated structures, e.g., steps and decking) is covered for.
  • Your Contents Sums Insured is the total amount that the contents you keep at your park home are insured for.

Together these form your Total Sums Insured.

What is “under insurance”?

Under insurance applies if your park home is inadequately or insufficiently insured.

On a New for Old policy, your Total Sums Insured (see previous FAQ) needs to be:

Enough to buy you a brand-new replacement/equivalent for your current park home (or an equivalent) on your current pitch on your park.

I don’t know how much to insure my park home for. Can you tell me?

Compass provides policies on a “non-advised” basis, which means we are not allowed to tell you how much your unit should be insured for. However, there are lots of ways to work out how much to insure for. For example, you can look at similar units for sale on your park, or just ask your park owner, who should be able to help you come up with an appropriate figure.

What sorts of contents do I need to insure?

I lost my keys and had to replace my locks. Can I claim?

Yes. Under the Compass Policy, the Insurer will pay up to £500 for replacement locks and keys for your park home.
